1) What’s the main reason you want to buy within the next 12 months?
I want a home base (stability + lifestyle). I want a deal that makes sense on paper. Both — I want to live smart AND build wealth. I’m not sure yet — I’m exploring.
2) How do you feel about ongoing maintenance and unexpected repairs?
Prefer low maintenance even if I pay HOA. I’m okay owning the repairs if I own the land/structure. I can do either — depends on the deal. I really don’t know what I’m signing up for yet.
3) Which risk stresses you more?
Special assessments / HOA changes (condo risks). Big repairs (roof, HVAC, foundation) (SFH risks). Overpaying / buying the wrong thing for my goals. The process itself (paperwork, timing, decisions).
4) Which statement feels most true?
“I care about commute, vibe, and daily life first.” “I care about numbers, upside, and risk control first.” “I want both, but I need a clear framework.” “I need guidance before I can even answer this.”
5) Timeline reality check: when would you ideally move (or close)?
0–3 months 3–6 months 6–12 months 12+ months / unknown
6) What matters more in your first purchase?
Convenience (lock-and-leave, amenities, proximity). Space + control (yard, privacy, fewer shared walls). Flexibility to rent/hold later. Comfort as my main home.
7) How prepared are you financially right now?
Pre-approval in progress or done + budget defined. I know my budget range but haven’t talked to a lender yet. I’m saving / repairing credit / building stability. I have no clue — I need the basics.
8) Which “style” of decision-making fits you best?
I want a checklist and I’ll follow it. I want clarity, then I trust the feel. I want both: checklist + vibe. I freeze without guidance and structure.
